What we store, and why
We group what we store into three kinds.

They carry your signed-in session after you redeem a magic link, hold your security state across a request, and remember a one-time view such as the onboarding bridge so it does not replay. Without these the site cannot keep you logged in.
Preferences
These remember choices you make so the site behaves the way you left it: your equity, financing, and timeline inputs on an underwriting surface, a saved shortlist, and display settings. They make the work you do persist between visits. They are not used to profile you.
Analytics, first-party and always on
We record how the product is used, page views and the actions that matter, as essential first-party telemetry on every session. We use it to fix what is confusing, to see which properties buyers engage with, and to improve the property recommendations we surface. These events go to shop1031.com and nowhere else. We do not load third-party analytics, advertising cookies, or cross-site tracking pixels, and we do not sell visitor data. What we collect, why, and for how long is set out in the Privacy Policy: usage events are kept in identified form for 24 months, then aggregated and de-identified.
How to control cookies

- Your browser: every major browser lets you view, block, and delete cookies and local storage for a site. Blocking strictly necessary cookies will sign you out and break parts of the product.
