The qualified intermediary holds your proceeds and makes the exchange work. Most QIs charge a flat fee per exchange and quietly keep the interest your funds earn during the 45 and 180 day windows.

We are partnered with Deferred.com. They charge nothing to the client, share interest back to you, and run a modern online portal so you can track your windows in real time. We handle the introduction. You hand us your sale and debt details once, we submit them to Deferred for you, and they reach out to schedule a call.

Prefer a different QI? Tell us and we will work with whoever you want. Shop 1031 does not hold exchange funds, so the choice is yours.

What we need from you

What is a qualified intermediary in a 1031 exchange?
A qualified intermediary (QI) is the independent party that holds your sale proceeds between the relinquished closing and the replacement closing, so you never take constructive receipt of the funds and the exchange stays tax-deferred. The QI also documents the exchange and tracks the 45 and 180 day deadlines.
What does Shop 1031 charge for a qualified intermediary?
Nothing. Shop 1031 is partnered with Deferred.com, a qualified intermediary that charges the client no fee and shares back the interest earned on held funds. Hand Shop 1031 your sale and debt details once and it submits them to Deferred, which reaches out to schedule a call.
Can I use my own qualified intermediary?
Yes. Shop 1031 does not hold exchange funds, so the choice of QI is yours. Name the intermediary you prefer and Shop 1031 will work with them.
Is Shop 1031 a qualified intermediary?
No. Shop 1031 is an independent analytics and matchmaking platform and does not hold exchange funds. The qualified intermediary is a separate, independently regulated party (Deferred, or one of your choosing).
Shop 1031 may receive a referral fee from Deferred. The cost to you is zero. Shop 1031 is not a Qualified Intermediary and does not hold exchange funds.
